We have developed 73 projects in 40 cities and 22 counties over 30 years.

Vertically Integrated Services

Through over 30 years of financing, owning and operating multifamily real estate, we have built detailed strategies for maximizing the performance of a project team while simultaneously guiding financing and development design choices. Our development strategies result in strong financial performance, while providing an attractive asset to the community that has longevity in the market.
Our proprietary financial pro formas make an extensive assessment of funding sources and analysis available to our partners. We also negotiate with debt and equity sources and provide full management of underwriting and due diligence processes.
Entitlements AHDC collaborates with local municipalities to incorporate required and desired design guidelines. We work with community members to solicit and gain support of project concept and design.
We manage all aspects of property owner negotiation and contract execution to ensure that terms and conditions with brokers and land owners correspond with financing timelines.
We utilize sustainable design professionals and green technology to ensure efficient and effective design.
We engage construction professionals from the initial design process onward in order to ensure cost effectiveness, incorporation of value engineering techniques and practices, and to encourage sustainability.
We maintain constant communication with contractors, including review and evaluation of weekly reports, draws, change orders, RFIs, and submittals to ensure every project stays on schedule and within budget.
We’re committed to preserving affordability through thoughtful improvements that enhance both livability and sustainability.
We evaluate the primary market to implement strategies to ensure that each property is desirable and attractive to potential residents. We constantly monitor market factors, absorption schedules, tax credit delivery, schedules and lease up plans with management teams during the lease up process.
Property financials and occupancy reports are evaluated monthly and include site visits to assess capital needs. Our process continually examines current debt structures and refinance/resyndication opportunities.
