North Creek Crossings – Phase 1

Community Impact

North Creek Crossings at Merriam Park is more than just a housing development it’s a cornerstone of community stability and growth in Chico. It is the first housing project in the Meriam Park Master Development north of Little Chico Creek. This 106-unit affordable housing community, developed through a partnership between AHDC, Butte County Affordable Housing Development Corporation and the Housing Authority of the County of Butte, addresses a critical need for safe, affordable homes in the region. In addition, this development provided affordable housing to those affected by the 2017 Camp Fire in Paradise.

Environmental Impact

North Creek Crossings is thoughtfully designed to reduce environmental impact while enhancing quality of life. The community prioritizes sustainability through a walkable site plan that includes a network of pedestrian pathways, landscaped plazas, and outdoor gathering spaces that promote low-carbon living. Dedicated bicycle parking and easy access to local bike routes promote eco-friendly commuting and recreation. Proximity to shopping centers, dining, and Bidwell Park allows residents to meet daily needs and enjoy leisure activities without relying heavily on cars. Collectively, these features create a low-impact, transit-accessible neighborhood that supports long-term environmental sustainability and climate-conscious living.

Economic Impact

North Creek Crossings represents a substantial public-private investment that strengthens Chico’s economic foundation through long-term affordable housing development. Funded in part by 2020 Disaster Recovery Tax Credits under the Further Consolidated Appropriations Act—aimed at revitalizing areas affected by the 2017 and 2018 California wildfires— the project funneled critical federal capital into Butte County, directly supporting local economic recovery. This investment in housing infrastructure directly supports Chico’s long-term economic resilience by maintaining a stable workforce, enhancing regional competitiveness, and anchoring community redevelopment efforts.
