Sunrise Villas
Sunrise Villas is a multifamily residential low-income housing community that began construction in June 2023. The development consists of 69 total units including 16 one-bedroom units, 30 two-bedroom units, and 23 three-bedroom units including 1 three-bedroom manager's unit. The target population primarily consists of residents from Paso Robles, the County of San Luis Obispo and the surrounding areas that are both age and income qualified. 100% of the units will be rent restricted to individuals with incomes ranging from 30%-60% of the Area Median Income (AMI).
The development is located on an approximately 3.01-acre vacant parcel to the northeast of Fontana Road and Linne Road in the City of Paso Robles’ Vinedo Specific Plan. As part of the Vinedo Specific Plan, the Master Developer donated the property to the Housing Authority for affordable housing use. Sunrise Villas will provide affordable housing that represents excellent quality apartments that are in high demand in the area. The site is located within a mixed-use neighborhood in the city of Paso Robles. All major shopping and recreational amenities are within a short distance of the property. The neighborhood is well suited for this type of housing and this proposed development will positively impact the neighborhood by providing excellent quality affordable housing in the area.
Sunrise Villas received all entitlement approvals from the City of Paso Robles in January 2022 and received an allocation of Federal and State Low Income Housing Tax Credits (LIHTC) at the end of 2022. Other sources of financing include San Luis Obispo County Local Housing Trust Funds, a deferred impact fee loan from the City of Paso Robles and a loan from the Paso Robles Housing Authority. The development is expected to complete construction and begin moving in residents Fall 2024.
