135 Osmun Apartments will be an age restricted (62 years of age and older) residential low-income housing community located in Clovis, California. The development is a partnership between AHDC and Better Opportunities Builder, Inc. (B.O.B.), an affiliate of the Fresno Housing Authority. 135 Osmun Apartments will be a two and three-story affordable, senior (62+ age restricted) apartment community that is comprised of 47 dwelling units consisting of 44 one-bedrooms units, 2 two-bedrooms units, and 1 three-bedroom manager unit on approximately 1.73 acres. The building will be a 2 and 3-story, type V-A wood framed building in a C-shape around a central courtyard including two elevators and interior and exterior amenity space. One-bedroom units are approximately 628 sq. ft., two-bedroom units are approximately 884 sq. ft and the three-bedroom manager’s unit is approximately 1,179 sq. ft. Our target population will be seniors and residents of Clovis and the surrounding areas who are income qualified. 100% of the units will be rent restricted for qualified residents with incomes ranging from 30% to 60% of the area median income. Amenities include a community center, managerial/leasing offices, library room, laundry facilities, a courtyard, and a dog run.
135 Osmun is ideally located in a downtown Clovis residential neighborhood with a mix of single family, duplexes and multifamily housing. The site is a short block away from the brand new Landmark Square development that includes the Harry Armstrong Transit Center as well as the Clovis Senior Activity Center, a Smittcamp Family Legacy. The future expansion of the Fresno County Library/City of Clovis branch will also be part of the Landmark development. The proximity lends itself well to a senior housing population.
